First American Commercial Due Diligence Services offers fund control services as a licensed and bonded escrow company, in business since 1981. Regulated by the Department of Corporations as an independent third party joint escrow company, First American provides risk management for all phases of the construction project. Projects include single family residences, tracts, condominiums, business T/Is, and commercial and industrial developments throughout North America. Services include:

Cost Analysis - Using plans, specs, and cost breakdown and appraisals, First American carefully inspects for missed categories and compares current regional costs to the cost breakdown provided.

Fund Control - First American computerized reporting system records job disbursements by cost category on a current basis utilizing custom software.

Job Site Inspection - First American provides inspection services for all phases of construction, from demolition through finish. Lenders may choose regularly scheduled inspections or inspect-as-needed.

Holding Escrow Services - Fully customizable, holding escrow accounts with First American are established for the purpose of executing time allotted or condition based disbursements, and may be scheduled for any set payment interval as seen fit by the client.
